Rent Payment Methods:

Personal Check:
-A popular and often used method. Please remember if the check is not in your name, you MUST provide your address in the memo section. Personal checks generally take 3-5 business days to clear.

Money Orders, Cashiers Checks & Traveler's Checks:
-A guaranteed method of payment. Money orders and or cashiers checks are accepted from all financial institutions and anywhere money orders are sold. Traveler's checks are also uniquely accepted!

Debit Card
-Payments are to be swiped (a pin is required) on the terminal/machine in the Resident Services/Leasing Center. Debit Card payments are not offered on-line.

Online Payment:
-Effective June 1, 2007, Southern Management Corporation will be launching our new on-line resident area. For your convenience, the resident area will provide access to your rentalaccount information and the ability to pay on-line 24-hours a day. To access your account on-line, you will need the an access code number which may be obtained by a SMC Team Member in the Leasing/Resident Services Center. There are two options available on-line for rental payments.

Direct Debit
Credit Card

Credit/ Debit Card:
-Credit card payments of both MasterCard and Visa are accepted and a convenience fee of $0.00 will be charged to your credit card for each transaction. This is not a recurring charge to your credit card. All recurring credit card agreements with Southern Management Corporation will be null and void effective May 31, 2007.

In addition, a Southern Management Team Member will no longer be able to swipe your credit card or process on-line payments at the Leasing/Resident Services Center.

Direct Debit:
-Direct Debit, an automatic withdraw from your bank account, may be set up at no additional charge to you. Once established, an automatic monthly deduction of the full rental amount will be taken from your bank account by Southern Management Corporation, on the fifth day of each month.

Rent Payment Policy:

Payment of Rent:
-Rental payments are due on or before the first (1st) day of each month without a grace period. Payments should be made via outlined payment methods at the Resident Service Center located at 3424 Tulane Dr. A night drop box is available for rental payment collections after business hours, also located at 3424 Tulane Dr. Payments received after the fifth (5th) day of the month must be in the form of a certified check, money order or by credit card. To obtain a receipt, payment must be made at the office during normal business hours.

Late Charges:
-Applicable law specifies the penalty for late payment of rent at five percent (5%) of the monthly market rent. This charge will be assessed on the sixth (6th) day of the month, at 1% each day through the (10th), not to exceed 5%. Payments received will first be credited to all outstanding charges owed, then to the current month's late and legal charges, then lastly to the current month's rent. Rental accounts with more than two late payments in a 6-month period are subject to loss of rental concession.

Legal Fees:
-Failure to pay rent on or before the first (1st) day of the month is considered a violation of your lease agreement. Outstanding accounts are forwarded to our legal department for legal action for non-payment of rent and a summons will be filed against all leaseholders: (a) on or about the second (2nd) day of the month against chronic delinquents and all leaseholders who have delinquent accounts from the prior month, and, (b) on or about the sixth (6th) day of each month for all others who have not paid rent for the current month. According to your lease agreement, Attorney's Fees of $50.00, plus court costs and suit processing charges, will be assessed to your account along with any late charges that have accrued up until the time payment of rent is received.

Returned Check Fee:
-Checks returned for any reason must be replaced by certified check, money order or credit card. The returned check fee of $35.00 plus a late fee of 5% of the amount of the monthly market rent is due within 24 hours of notification. In addition, personal checks will no longer be accepted on your account for a minimum period of twelve (12) months.
