Lease Change Policies & Procedures

Policies:

  • A lease change is the addition/deletion of a leaseholder from a lease agreement.
  • An original leaseholder must remain on the lease in order to complete a lease change.
  • New Leaseholders may not completely replace original leaseholders.
  • At least one Full-Time UMD Graduate Student must occupy the apartment.
  • Only Graduate Students over age 18 are considered leaseholders.
  • All persons occupying the apartment home must be listed on the lease.
  • Lease addition/deletion forms must be completed in the Resident Services Center. If these forms are taken out of the Resident Services Center then a notary commission must notarize all signatures.
  • Lease changes are limited to once every six months.
  • If the current lease is month-to-month status, a lease change will result in an extension of the lease term by a period of six months.
  • Lease changes that occur during a lease term will:

    - During first six months of residency:
    • Continue current lease term

    -After first six months of residency:
    • Start new six month lease
  • The lease possession date is always the first of the following month paper work is completed. (All paper work must be submitted and completed by the 25th to take effect the following month)
  • Persons entering lease agree to all guidelines set forth in General Lease Terms and accept apartment in as-is condition.
  • All paperwork and leases must be completed and signed for changes to take effect.

Procedures:
Leaseholder Deletion:

  • All leaseholders must sign the Lease Waiver Form in the presence of a Resident Services Team member or a certified notary.

Leaseholder Addition:

  • All persons over age 18 planning to occupy the apartment home must provide:
    -Rental application
    -Identification (Student Id, Drivers License, Passport)
    -Student Verification from Mitchell Building
