The following situations outline leaseholder responsibility for early termination of the lease agreement.

Situation 1:

If leaseholders vacate an apartment home without submitting a thirty-day notice (Lease Skip) or during the timeframe of a lease term with notice (Lease Break) responsibility includes:

• Rent responsible until apartment is released
• Turnover costs (painting and cleaning)
  • Studio- $308
  • One Bedroom- $385
  • Two Bedroom- $435

- Please note:

• These charges do not include any damages found in the apartment home after it has become vacant. Additional charges may include but are not limited to, holes in walls, carpet stains/burns, damaged appliances, unaccounted parking permits and apartment keys.

Situation 2:

The following are excused reasons for breaking a lease:

• If all Leaseholders withdraw from the University of Maryland College Park
• If all Leaseholders transfer to another University
• If all Leaseholders graduate from University of Maryland College Park

-Please note:

• If you cannot provide proof of any of the above BEFORE you move-out, turnover costs will be charged to your account. Also, rent will continue to be charged to your account until the apartment is re-rented. A thirty-day written notice is still required if you break your lease for any of the reasons listed above.
